Sell first or buy first? Start by mapping the questions.

There is no universal order for moving from one home to the next. A useful discussion begins with the parts your own move depends on — then confirms the details with the appropriate professionals.

How much depends on the sale?

Start by identifying which parts of the intended purchase may depend on the current home being sold. Sale proceeds, existing commitments, savings and financing can become available on different dates. The relevant figures need to be checked for the actual situation.

What happens between the two completion dates?

A sell-first route may create a period between homes. A buy-first route may create a period with overlapping commitments. Put the possible dates side by side, including any temporary accommodation or storage that might be needed, before choosing a preference.

Which rules and approvals apply?

Property type, ownership position and the timing of each step may affect the routes available. Treat these as questions to verify, not assumptions to build a plan around.
